Where the stone stops, and why

Worked example

A 40 ft by 9 ft wall on wood sheathing above earth, two outside corners, one door and three windows.

  1. 360 square feet gross, less 13.3 for the clearance. R703.12.1 keeps adhered veneer at least 4 in above the earth, which comes off the bottom of every wall.
  2. Less 66 for the openings, so 281 sq ft of flat. That is the number most calculators stop at.
  3. Then the corners take some of it back. Eighteen linear feet of corner with a 4 in return on each face covers 6 sq ft of flat wall as well, so the flat order drops to 275. Buying flat off the elevation and corners off the plan counts that overlap twice, which is why veneer orders routinely come out over.
  4. 310 sq ft of flat and 20 linear feet of corner, once 10% waste is on and the flat is rounded to whole boxes.
  5. And 720 square feet of barrier for a 360 square foot wall. R703.12 requires compliance with R703.7.3, the stucco clause: two independent layers over wood sheathing, each a separate continuous plane. Not one heavier membrane, and not two stapled up together.

The stone is the part people plan. The barrier is the part that decides whether the wall behind it is still there in fifteen years, and it is a requirement borrowed from a different section that most people never read.

The formula

The flat area, minus what the corners already cover:

That last term is the one that goes missing. A corner unit is not a trim piece added to a finished wall, it is stone that covers wall, and every linear foot of it removes flat area from the order on both sides of the arris.

Why this page quotes the stucco section

Because R703.12 does. Its first sentence requires adhered masonry veneer to comply with Section R703.7.3, which is the water-resistive barrier clause in the exterior plaster section. That is not a filing quirk on this site, it is the code's own cross-reference.

And the requirement it inherits is a real one. Over wood-based sheathing, a barrier at least equivalent to two layers of Grade D paper, installed independently so each layer is a separate continuous plane. Wet mortar bonds to whatever it is pressed against, so without a sacrificial outer layer the drainage plane becomes part of the veneer.

That is the failure this assembly has. It is invisible on the day, it shows up years later as rot in the sheathing with no crack anywhere in the stone, and it is the single most commonly omitted requirement on adhered veneer.

Adhered is not anchored. Anchored stone veneer hangs off ties in a drained cavity and is covered by R703.8; the brick calculator reads the tie requirements for that. Adhered veneer is stuck on, so everything depends on the bond and on the wall behind staying dry.

Coverage figures are yours because the products are proprietary. Manufactured stone veneer is not covered by a free public standard the way brick and block roughly are, so box coverage, corner return and unit sizes all come off the packaging.

Three clearances, and the smallest one is the odd one

On exterior stud walls, adhered masonry veneer shall be installed: 1. Minimum of 4 inches (102 mm) above the earth; 2. Minimum of 2 inches (51 mm) above paved areas; or 3. Minimum of 1/2 inch (12.7 mm) above exterior walking surfaces that are supported by the same foundation that supports the exterior wall.

Four inches above earth and two above paving are the same figures the render section uses, and for the same reason: splash and standing water at the bottom of a wall.

The half inch is the interesting one. It applies only to a walking surface supported by the same foundation as the wall, and that qualifier is the whole of it. A patio poured on its own is a paved area and takes two inches. A slab that is structurally part of the same foundation cannot move relative to the wall, so the code accepts a much smaller gap.

Which means the clearance you need is not a property of the surface you can see. It depends on what that surface is sitting on, and the difference between the answers is a factor of 4.

Stone veneer inherits the stucco barrier, and that is the part left out

R703.12 is four sentences long and the first one does the work:

Adhered masonry veneer shall comply with the requirements of Section R703.7.3 and the requirements in Sections 12.1 and 12.3 of TMS 402. Adhered masonry veneer shall be installed in accordance with Section R703.7.1, Article 3.3C of TMS 602 or the manufacturer's instructions.

It points straight at R703.7.3, which is the exterior plaster barrier clause. So adhered stone on a wood-framed wall is governed by the same requirement as stucco:

Water-resistive barriers shall be installed as required in Section R703.2 and, where applied over wood-based sheathing, shall include a water-resistive, vapor-permeable barrier with a performance at least equivalent to two layers of Grade D paper. The individual layers shall be installed independently such that each layer provides a separate continuous plane.

The reason is the same as for render and it is worth stating plainly: wet mortar bonds to whatever it is pressed against. Without a sacrificial outer layer the drainage plane becomes part of the veneer, and a wall that was designed to shed water behind the stone has nowhere for the water to go.

This is the commonest omission on adhered veneer, and it is invisible on the day. The failure turns up years later as rot in the sheathing with no crack anywhere in the stone.

Mortar for use with adhered masonry veneer shall conform to ASTM C270 Type S or Type N or shall comply with ANSI A118.4.

Where these figures came from

The code hands most of the detail to ASTM. R703.7 requires compliance with ASTM C926 for the plaster and ASTM C1063 for the lath, and neither is free to read. So what is quotable here is the part the IRC prints itself: thicknesses, coat counts, the curing schedule, the weep screed and the barrier. The mix proportions, the lath spacing against framing and the control joint layout all live in C926 and C1063, and this page will not paraphrase documents it cannot quote.

Your jurisdiction may have amended any of it, and stucco is amended more than most chapters because it behaves so differently in a wet climate from a dry one.

Frequently asked questions

How much stone veneer do I need?
Gross wall area, minus the clearance strip at the bottom, minus the openings, minus the flat area your corner units already cover. On a 40 by 9 ft wall above earth with two corners that is 275 sq ft of flat and 18 linear ft of corner, or 310 sq ft and 20 ft once waste is on.
Do corner pieces count against the flat area?
Yes, and this is the commonest ordering error. A corner unit wraps the arris and covers wall on both faces, so every linear foot of corner removes flat area from the order. Buying flat off the elevation and corners off the plan counts the overlap twice and you finish with boxes left over.
How high above the ground does stone veneer start?
R703.12.1 gives three answers: minimum 4 inches above the earth, 2 inches above paved areas, or 1/2 inch above an exterior walking surface supported by the same foundation as the wall. That last qualifier is doing all the work, because a patio poured on its own is a paved area and takes the 2 inches.
Does stone veneer need a water barrier?
Yes, and more of it than people expect. R703.12 requires compliance with R703.7.3, which over wood-based sheathing means a barrier at least equivalent to two layers of Grade D paper, installed independently so each is a separate continuous plane. That is 720 square feet of material for a 360 square foot wall.
What is the difference between adhered and anchored stone veneer?
Adhered veneer is stuck to the wall with mortar and is covered by R703.12. Anchored veneer hangs off metal ties with an air space behind it and is covered by R703.8. They are different assemblies with different failure modes: adhered depends entirely on the bond and on the barrier behind it, anchored depends on the ties and the cavity draining.
What mortar for stone veneer?
ASTM C270 Type S or Type N, or a product complying with ANSI A118.4, per R703.12. The same choice as for brickwork, and the same reasoning applies: the mortar wants to be no stronger than it needs to be.
Can I put stone veneer straight onto concrete?
The two-layer barrier requirement applies over wood-based sheathing, so a masonry or concrete substrate does not trigger it. The clearances in R703.12.1 still apply, and so does everything about the bond, which is why the substrate has to be clean and sound rather than painted or sealed.
