Worked example

A 40 ft by 28 ft house with a 24 in overhang at 6:12, two gables, vinyl soffit, 1,500 sq ft of attic above.

  1. The eave soffit is 88 ft and the rake soffit is 71.6. They are different because the rake climbs with the roof and the eave does not, so a takeoff off the plan perimeter gets both of them wrong.
  2. 319 square feet of soffit, at two feet wide over 159.6 ft of run, or 352 with waste. The fascia is the same 159.6 ft.
  3. And here is the rule that catches people: a vinyl soffit panel may not span more than 16 inches unsupported. A 24 in overhang is 24 in of unsupported span with nothing in the middle, so it needs one nailing strip, and that strip has to be framed before the soffit goes up.
  4. A wood structural panel soffit is a different rule entirely. R703.3.1.1 asks for 3/8 in nominal minimum, 2 in by 0.099 nails, and fasteners at 6 in on centre at panel edges rather than a span limit.
  5. If the soffit is also doing the ventilating, it needs 44 linear feet of vented panel to carry the lower share, against 88 ft of eave available. That is comfortable here and it is not always.

Soffit is cheap and it is framed. The span rule and the nailing strips are decisions made at the roof framing stage, and they are expensive to fix once the fascia is on.

The formula

Two runs that are not the same length, and one span check:

The strip count is a ceiling function, so it jumps rather than glides: a 16 in overhang needs none, 17 in needs one, and 33 in needs two. That step is worth knowing when an overhang is being chosen, because an inch either side of a boundary changes the framing.

Two materials, two completely different rules

R703.3.1.1 governs wood structural panel soffits by thickness and fastening. Not less than 3/8 in nominal, fastened with 2 in by 0.099 in nails, at not less than 6 in on centre at panel edges and 12 in at intermediate supports. There is no span limit in that sentence at all.

R703.3.1.2 governs vinyl soffit panels by span alone. Fastened at fascia and wall ends and to intermediate nailing strips as necessary to ensure no unsupported span greater than 16 inches. No thickness, no fastener, no spacing: one dimension.

That difference is the whole page. A panel soffit is a sheet that is stiff enough to span the overhang and needs to be fastened often; a vinyl soffit is not stiff at all and needs something to fasten to in the middle. Which one you are using changes what the framing has to include.

And the third option is neither. R703.3.1 opens by allowing compliance with either subsection or with the manufacturer's installation instructions, so a proprietary soffit system carries its own rules and overrides both.

The rake is longer than it looks and the eave is not

Every soffit takeoff that uses the building perimeter is wrong in two directions at once.

The eave soffit is horizontal. It runs along the two long sides at the plan dimension plus the overhang at each end, and nothing about the roof pitch affects it.

The rake soffit climbs. It follows the gable up the slope, so its length is the hypotenuse of the half-span and the rise, not the half-span itself. At 6:12 that is 12% longer; at 12:12 it is 41% longer.

So the two runs move independently. Making the house longer adds eave and no rake. Making it wider adds rake and no eave. Steepening the roof adds rake and nothing else. A single perimeter figure cannot track any of that.

The fascia follows the same two runs, which is why fascia and soffit lengths are always equal on this page even though their areas are not.

What the soffit has to do besides look like a soffit

It is the cheapest surface on the building and it is carrying two jobs that both belong to other trades.

It is usually the lower half of the attic ventilation. R806.2 wants between 40 and 50 percent of the net free area in the upper portion, which means the balance, the larger half, comes in at the eaves. If the soffit cannot deliver it, the roof cannot be ventilated to the exception and the requirement doubles. The ventilation calculator works that through properly.

And it is where the insulation gets pushed. R806.3 requires a 1 in clear space between the insulation and the sheathing at the vent, and the usual failure is that vents go in correctly and insulation is added later and closes them. Baffles go in first, at framing, not afterwards.

Which is why soffit decisions belong at the framing stage. The nailing strips, the baffles and the vented product all have to be planned before the fascia goes on, and all three are trivial then and awkward later.

The other thing worth saying: a vented soffit with a solid fascia and no path to the attic is decoration. The air has to get past the top plate, which is what the baffle is for.

How much soffit do I need?
Overhang width times the total run, and the run is two different lengths. On a 40 by 28 house with a 24 in overhang at 6:12 the eaves are 88 ft and the rakes 71.6 ft, so 159.6 ft of run at 2 ft wide, which is 319 sq ft.
Why is the rake soffit longer than the plan?
