Worked example
- The eave soffit is 88 ft and the rake soffit is 71.6. They are different because the rake climbs with the roof and the eave does not, so a takeoff off the plan perimeter gets both of them wrong.
- 319 square feet of soffit, at two feet wide over 159.6 ft of run, or 352 with waste. The fascia is the same 159.6 ft.
- And here is the rule that catches people: a vinyl soffit panel may not span more than 16 inches unsupported. A 24 in overhang is 24 in of unsupported span with nothing in the middle, so it needs one nailing strip, and that strip has to be framed before the soffit goes up.
- A wood structural panel soffit is a different rule entirely. R703.3.1.1 asks for 3/8 in nominal minimum, 2 in by 0.099 nails, and fasteners at 6 in on centre at panel edges rather than a span limit.
- If the soffit is also doing the ventilating, it needs 44 linear feet of vented panel to carry the lower share, against 88 ft of eave available. That is comfortable here and it is not always.

- How much soffit do I need?
- Overhang width times the total run, and the run is two different lengths. On a 40 by 28 house with a 24 in overhang at 6:12 the eaves are 88 ft and the rakes 71.6 ft, so 159.6 ft of run at 2 ft wide, which is 319 sq ft.
- Why is the rake soffit longer than the plan?
- Because it climbs with the roof. Its length is the hypotenuse of the half-span and the rise, so at 6:12 it is 12% longer than the plan dimension and at 12:12 it is 41% longer. The eave soffit is horizontal and is not affected by pitch at all.
- How far can a vinyl soffit span?
- Sixteen inches, unsupported, per IRC R703.3.1.2. So a 24 in overhang needs one intermediate nailing strip and a 33 in overhang needs two. The strip has to be framed before the soffit goes up, which makes it a roof framing decision rather than a finishing one.
- What thickness does a wood soffit have to be?
- Not less than 3/8 in nominal for wood structural panel, per R703.3.1.1, fastened with 2 in by 0.099 in nails at not less than 6 in on centre at panel edges and 12 in at intermediate supports. That section sets no span limit, unlike the vinyl one.
- Does soffit have to be vented?
- Not by itself, but if the attic is vented the soffit is usually carrying the larger half of it. R806.2 caps the upper share at 50 percent, so the balance comes in low, and that balance normally arrives through the soffit. If it cannot, the roof does not qualify for the 1/300 exception.
- Is fascia the same length as soffit?
- Yes, on both runs, because they follow the same edges. Their areas differ because the fascia depth and the soffit width are different dimensions, but the linear feet are the same number.
- Can I use a proprietary soffit system instead?
- Yes. R703.3.1 permits compliance with R703.3.1.1, R703.3.1.2 or the manufacturer's installation instructions, so a proprietary system carries its own rules and overrides both prescriptive options.
